I built a free suite of home offer calculators because I felt that most mortgage calculators answer the wrong question I started and run a small free tool called "Offer Buildr" that helps homebuyers understand an offer before their agent writes it. The core builder turns a listing price into true monthly cost and cash to close, then walks the ten decisions in an offer and prints a one page summary to hand your agent. Last week I shipped the piece I wish I had started with: five single-ques
